A 12-Day snapshot of Daft.ie has revealed 820 price drops. The report is here.
Top of the pile is an apparent 33% drop (475k) in Beaufort, Co. Kerry. It will be interesting to see if this can be verified or proved invalid via the google cache or other sources.
The report has also detected what appear to be some sizable drops in the prices of some new builds – I would appreciate some reader input in identifying whether these drops are in fact accurate. Any ‘new build’ drops in the report come with the usual caveat that the analysis tool can be tricked by these (when an estate-agent re-uses the same page to advertise multiple properties).
However, some new build drops that at least initially appear accurate are the almost 21% drop (100k) on a 4-bed new build in Castletroy, Limerick and the 19% drop (130k) of a 3-bed new build in Furbo, Co. Galway. The associated google cache links will be added as comments to this post.

So what we’ve seen here is a second price drop from the original price of €379,950. A drop of 80k in what would be considered a FTB property (?) could be interpreted as significant in some quarters.

Your “Tool” picked up a drop from 355K to 330K, but this place is now down to 310K, maybe it dropped twice in 12 days?.Anyway a 2 bedroom house in Dublin city , not suburbia under Stamp Duty threshold, not bad.

One thing I have noticed in the latest report is a lot of duplication e.g. Clara Road, Tullamore, Co. Offaly €450,000 €430,000 http://daft.ie/searchsale.daft?search=1&search_type=sale&id=202278 . This will make both the number of drops and total value drop numbers incorrect.

Yes the Daft.ie website is absolutely riddled with duplicates, I have seen the same property advertised on different Daft ‘pages’ up to 10-15 times.
Before I published this report I had to manually remove over 300 duplicate entries from the report. This was done by casting my eyes over the report, so unfortunately some duplicates will always filter through via a manual process.
The next IPW daft report won’t be for at least 10-12 days, so in the meantime I hope to add some extra logic to the analysis tool to help catch those duplicates automatically.
However, something which hinders this process executing automatically
is the horrendous spelling, inconsistencies and typos in most Estate Agents’ Ads. So if the same property (which is advertised on multiple different pages) has an address of “10 Man St.” on page 1 and “10 Main St.” on page 2, the analysis tool will simply not realise that this is a duplicate. However it should be possible to remove the dulpicates automatically when the address remains exactly the same across the duplicate entries.
MyHome.ie is a different matter altogether, it’s seems a very well maintained website with little in the way of duplicate or erroneous property listings.

It also interesting that 82% of the drops are in the sub 500k market. Can we draw any conclusions from this? Is it the first time buyers who are on the bench at the moment?

Congratulations to this invaluable site and those who work to maintain it. At last we are seeing something that we can believe after years of deceit and incompetence, particularly, but not only, from the estate agency sector.

If you just sort the list by address, it should be easy enough to pick out the duplicates? Then re-sort by price drop. Tah-dah.

Fantastic website
It would be useful to cakculate the total value and the number of properties on sale as well.
This could be used to work out the average asking price for a house.
You really would have one of the most forward looking market price indices available.

You should be given an award for this site. It may well bring down a corrupt self-serving government. What is more remarkable is that the Auctioneers/ Estate agents are wilfully lying through their teeth, even in light of this hard evidence. When the smoke clears on this govenrment endorsed phase of debtwealth, Ireland as a whole is going to be one sick puppy.
